    FURTHER DETAILS ON THIS SPECIAL LOAN:  


    You DO NOT have to be a first-time home buyer, but you cannot own a home at the time of closing. If you are selling another home first, you must have a sales contract on the current home before you can qualify for this home loan program. Normally, the current home must be closed for about 3-5 days before closing on the new one.  


    You must have paid your rent ON TIME (not more than 15 days late) for the last 12 months.  


    You should be able to show on-time payments for the last 12 months for three lines of credit. These can be credit cards (authorized users are accepted), student loans, or car payments and the like, which are showing on your credit report. OR, if you don't have three lines on your report, we can use utility bills, auto insurance, cell phone bills, daycare expenses, etc. Typically, no more than one to three 30-day late payments in the last 12 months are allowed.  


    If you have collections on your credit report, then you only have to pay them off or enter into a payment plan IF THEY ARE LESS THAN TWO YEARS OLD. If they are over two years old, an explanation letter is all that is needed. MEDICAL COLLECTIONS DO NOT NEED TO BE PAID.  


    All judgments must be satisfied with a notice of satisfaction or lien release or a payment plan with 12 months of on-time payments.  


    If you have a CHAPTER 7 bankruptcy, previous foreclosure, or short sale, then you must be two years removed from the discharge or sale date.  


    If you had a CHAPTER 13 Bankruptcy, then you must be finished with the payments, and the last 12 months' payments must have been on time. This will also count as one of the three required lines of credit mentioned above.  


    You must complete a budget form and find a way to show the ability to start saving some of your hard-earned money each month.  


    THIS IS A COUNSELING PROGRAM offered by a HUD certified non-profit agency. It has a 98.7% success rate with home retention, which is higher than FHA or Conventional loans. That is because THEY/I CARE! We do not want you to get in over your head with a payment you can't afford!  Affordability is based on how much you pay in rent and save every month.


    If you qualify and follow instructions by providing the standard loan documents requested in a timely manner, then you can be in a home in about 45-60 days from the workshop!! If you don't qualify immediately, don't worry! We will work with you to get you there...sometimes it takes 6, 12, or even 24 months BUT IT WILL HAPPEN if you desire it!
